Deliver an accounting close out package, indicating original construction value, all approved and executed change orders, all waivers of liens, and sub-trades.
Provide electronic and / or hard copies As-Built drawings, operations and maintenance (O&M) manuals, guarantees, warranties, all subcontractor contact information, attic stock as specified, building department(s) sign off, keys and access cards, etc.
A balancing report for the HVAC system, and a comfort balance when the space is fully occupied, will be included.
Lists of replacement parts and sources, including replacements for keys, and key interior finishes regularly needed like light bulbs, HVAC filters, flooring, ceiling tiles, and more.
A warranty letter will be provided starting at turn-over date, valid until time specified in the contract.
An open line of communication will be maintained with the property owner / representative / building operator and will replace all defective or warranty items as required.
Offer of additional pricing and, upon request / approval, execution of additional work as requested by the client. Coordination of all work will happen with the property owner / representative / building operator and tenants to avoid disruptions to business activities.
Building User Training
Perform training on all equipment and systems to be operated by the client or building's staff.
